Tourism is on track to experience significant growth

Owners of rental accommodation in Turkey could be set to benefit from an influx of huge number of holidaymakers as Turkey's tourism industry is on track to experience significant growth over the coming years, according to a report released by global research company RNCOS.

Formed in 2002, RNCOS offers market research and information analysis to global companies.The group predicted that tourist arrivals in the country will top 33 million by 2012. RNCOS said that the sector was "slightly affected" by the economic downturn in 2008, however an "inevitable recovery" is expected this year. A number of trends were identified that could contribute to the success of the industry in the near future, including the rising popularity of health tourism, yachting, Golf holidays and cultural breaks.

Foreign tourists and owners of property in Turkey benefit from good airline connections to and from nearby areas of Asia, Africa, Europe and the Middle East, the report also claims. The RNCOS findings are based on elements including tourist arrivals into Turkey, expenditure in hotels and restaurants and the average disposable income of Turkish residents.

The company's research follows the reports from propertywire.com, which predicted that tourist numbers are expected to "increase significantly" in the next two years as Istanbul is the European Capital of Culture in 2010.

More Americans have discovered Turkey's health tourism potential

Increasing number of Americans has discovered Turkey's health tourism as a means of lowering their medical expenses. US citizens account for an important share of health tourism patients, mainly due to low prices. Although, thermal springs have been places of major attraction so far, the number of visitors for surgical operations like hair treatment, eye operations and tube baby etc. has been increasing, rapidly.

According to Gul Soydan, Health Tourism Turkey Coordinator, The incoming patient profile has changed amidst the crisis, and the number of US patients has surpassed the number of Europeans. Many people in the United States have been left without insurance, said Soydan. "If a US citizen chooses to have full dental treatment in the US, the cost is USD 100,000; but in Turkey it is USD 30,000 at most. Having realized this advantage, US citizens flocked to Turkey for health tourism during the first six months of this year", Soydan emphasized.

According to a report issued by the health subcommittee of the Turkish Industrialists and Businessmen's Association (TUSIAD) in June, A person arriving in Turkey for health tourism spends 12 times more than a regular tourist. The report also adds that Medical tourism, which generates a global volume of USD 60 billion, is expected to reach USD 100 billion by the end of 2010. Around 40,000 tourists arrive in Turkey for health tourism per annum, and the goal is to attain one million foreign patients and USD 8 billion in revenue by 2020 which is great news for rental property investors. Turkey's health tourism is expected to cover 36 percent of its overall tourism revenues, which totaled USD 21.9 billion last year.

Turkey seeks more tourists from Middle East

The Turkish Government rolled out plans to secure market demand and recently decided to focus more on the Middle Eastern tourism market to strengthen mutual relations in political, economic, cultural and tourism sectors.

Representatives from the Riyadh Chamber of Commerce and Turkish tourism agencies came together to discuss mutual tourism relations in a meeting organized jointly by the Turkish Hoteliers' Association (TUROB) and Turkish Airlines (THY) in Riyadh. Majid al-Hokair, chairman of the al-Hokair Group and vice president of the Riyadh Chamber of Commerce, presided over the meeting. They discussed the problems facing tourism sector relations between Saudi Arabia and Turkey and Tourism between the two countries is expected to receive a considerable boost with both countries offering common cultural values and appealing tourist attractions.

Earlier, Turkish President Abdullah Gul said that Turkey's relations with Saudi Arabia, based on mutual respect, dialogue, joint history and cultural values, have reached a pleasing level. "Saudi Arabia is the biggest country in the Gulf region and they plan to make infrastructure investments worth 200 billion Euros by the year 2010. There could be many projects for Turkish businessmen, especially contractors, in Saudi Arabia," Gul said. The trade volume between the two countries currently exceeds USD 5.5 billion and the Turkish government expects this to increase to USD 10 billion by 2010.

"Turkey is not the old Turkey. We have changed our investment and trade regulations, providing Turkish and foreign investors equal rights," the president said and praised Saudis investing in Turkey.

Dr. Salih Özer, head of Turkey's Riyadh Culture and Tourism Office said Turkey had opened the tourism office in Riyadh in 2006. "The number of Saudi tourists visiting Turkey has risen since then," he said, noting they saw a 40 percent increase in 2008 over the previous year.
According to Cihan news agency reports, Salih al-Humeyyid, from a tourism agency in Riyadh said "Thanks to the Turkish tourism agency in Riyadh, the number of tourists from Saudi Arabia to Turkey increased remarkably. We expect this trend will continue this year, as well."

Turkey become popular summer holiday destination for Brits

Turkey is gaining ground as a favorite holiday destination for Brits as the Euro is hitting the pound and British tourists spending power.

According to Co-op Travel, Turkey represents far greater value than Spain with superior value for money and a far higher standard of customer service. Turkey has attracted over a third more holiday makers this year compared to last year and has seen spectacular growth, according to ABTA. These figures echo tourism statistics from the Turkish Ministry of Culture and Tourism which reported a 15 percent increase in tourist arrivals.

Trevor Davis, The Cooperative Travel Group's director of retail travel said packaged holiday sales for Turkey have increased by 30 percent. Mr. Davis also said sales to Majorca, Spain's top-selling holiday destination, have dropped by 13 percent. Ian Hailes, head of product and development for Cosmos, said packaged summer holiday sales for destinations in Turkey were up by a quarter while Spanish destinations were decreased by 6%.

For those tourists who have felt the pinch of a struggling economy, a Turkish vacation could prove to be more affordable for the 2009 vacation season. Turkey's history is steeped in various cultures, its ancient ruins, mountainous regions and forested areas make Turkey a great vacation destination for anyone of any age. The wonderful mix of cultures, cuisine and night life make it a wonderful place for young people, while the excursions and packaged tours of ancient sites available also make it a great vacation spot for history buffs.

Turkey makes two appearances on the top 10 list for European tourists for 2009. Dalaman tops the list as the number one packaged vacation spot. Following closely behind is Majorca, one of Spain's Balearic Islands. The third destination is the Greek island of Crete. Bodrum makes the list as the number four vacation destination for Europeans. The Turkish government has said it will get involved in an advertising campaign to boost tourism. There were 23 million visitors to Turkey in 2008 and authorities had predicted that would increase to 30 million in 2009.

This rise in tourist numbers also spells good news for the holiday home market. In western Turkey where a lot of towns rely on tourism for income, thousands of holiday homes are on the market. According to the Real Estate Counselors Federation, in Mugla's Fethiye district around 6,500 are owned by British people alone. Holiday home sales have soared over the past 3 years and Holiday homes prices have risen by 50 % in 2 years, but there is an overload of properties on the market, there is still a bargain to be had in Turkey.

Didim Marina is creating a buzz in the international yachting arena

The Didim Marina project which is due for completion in May 2009 is expected to increase the number of tourists to the area and be a major factor in driving real estate prices upwards.

According to Voices, the local English language newspaper, the yacht owners are being offered a discount of 15 per cent on initial berthing fees and those taking out annual contracts will have an additional three months free. The marina stretches over 287,000 sq. m and will have 580 berths at sea and a dry dock capacity for 600 yachts.

Construction supervisor Kemal Atabak said that by completion there would also be a boutique hotel with 80 rooms, businesses on 20 different sectors, health clinic, a heliport, shopping centre, supermarket, yacht equipment shops as well as a ferry boat operator and customs and port authority facilities. In addition there would also be cafe's, bar, resting/overnight stay accommodation, swimming pool, sauna, massage, tennis courts and basketball field.

Mayor Mumin Kamaci predicted a 100 per cent rise in tourist to Didim when the marina is completed, particularly attracting excursion yachts. Mr. Yaprak, the marina manager commented: "The marina will attract yacht owners from the Middle East and across Europe. But importantly, it will be catering for the mega-yacht owners, the super-rich who have yachts that cannot berth at the likes of Turgutries, near Bodrum."

This comes after the news that EU made a Euro 340,000 (£270,000) grant for the Meandros Village project, which aims to highlight the historical and cultural assets of Didim.

Tourists to Turkey opting for longer stays

Turkey is one of the best places in the world to invest in a property after the news that Turkey is very close to hitting its tourism target of 25 million visitors in this year, as Holiday-makers are thinking beyond traditional seven- or 14-night breaks in order to save money on overseas trips.

According to Artemis travel Turkey, Around a third (35%) of Artemis Travel customers are staying anywhere between three and 17 nights at its Aegean coast resorts in Turkey, allowing them to shop around for the best flight prices.

Kerim Cavusoglu, president of the Turkish Association of Travel Agents (TURSAB) is confident that this year's winter will bring more opportunities to the Turkish tourism industry than the previous years, local newspaper today’s Zaman reports.

He commented: "Turkey had the potential to turn the adverse effects of the crisis to its own benefit," saying the country is advantageous in many areas compared to its rivals, most importantly that foreign tourists can find services with cheaper prices here and that’s the reason visitors tend to stay longer in Turkey.

According to the Daily Telegraph reports, Turkey is offering a cheaper alternative to the eurozone when it comes to holiday property for rent. As the pound is weak against the euro and budgets are stretched, the country provides a good alternative destination. The cost of living in Turkey is 50% cheaper compared to other countries in Mediterranean region, including the Northern Cyprus.

More than 31 million people visited Turkey in 2008, which could be welcome news for those considering purchasing overseas property in the country. Its popularity as a popular tourist destination could mean that there is a strong rental market for buy-to-let investors.

Ayvalik attracts underwater photographers and divers

Rich with red coral usually found in the Red Sea and 60 diving points, the town of Ayvalik in Balikesir district on Turkey's north-western Aegean coast has opened for the season, offering underwater opportunities for divers and undersea photographers.

According to the Hürriyet newspaper, Ayvalik is one of Turkey's most important spots in terms of its diverse flora and fauna, which make it a competitor of the Red sea and the Publication, underlined the importance of the red coral in the area’s tourism value.

Kemal Çalışkan, diving instructor and owner of a diving centre, explained "The red coral, believed to have taken its color from the mineral-rich Mountains by the shores of the Red Sea, may spread in seas with warm climates." He added that the red coral creates an attractive underwater view of the Aegean and that many tourists visit the district to see the coral and to take pictures.

5,000 divers were hosted by four diving centers in Ayvalik alone Last year, "The number of foreign divers increases every day," Çalışkan noted, divers from France, Holland and Sweden come to the district to dive, said Çalışkan, adding that the number is approximately 500 each month.

In addition to the underwater flora and fauna, other factors which make Ayvalik attractive to diving enthusiasts are the plentiful ness of diving points with depths fit for every level [of diver]. There is always a spot available to dive, even in bad weather conditions and many diving points that would be available for use 12 months a year. Ayvalik Mayor Hasan Türközen said they are aiming to promote the area's value and Ayvalık's unique diving track to the foreigners. Türközen said that their goal is to increase diving tourism by better promoting the undersea riches.

Because of its rich architectural heritage, Ayvalik attracts all kinds of visitors, not just diving enthusiasts. The town is a member of the European Association of Historic Towns and Regions. Turkish Golf Federation (TGF) predicts a brighter 2009

Turkey's overall popularity has risen considerably over the last few years. And golf is becoming an increasingly important driver in attracting tourists, and indeed property purchasers, to Turkey - and it was crowned Best Golf Destination of the Year in Europe by the International Association of Golf Tour Operators (IAGTO) in 2008.

Only a short flight from the UK and Situated outside the Euro-zone, astute players are now realizing that world-class golf in the Mediterranean doesn't just mean Spain and Portugal. The country's Mediterranean climate means that Turkey is forging a reputation as a popular location for those looking to take golf holidays, and the Turkish government is keen to tap into the golfing market as it understood golf tourism is a way to sustain and develop Turkish tourism.

The Turkish Golf Federation has grand plans for 100 courses countrywide in the next 15 years, up from just 17 today with the construction of international class courses well underway. Big names in the world of golf design are already active in the country, driving up the quality of design and facilities. Golf in Turkey has been centered on Istanbul and Antalya's Belek, with its 14 courses, is definitely the place to lead the country. However, Bodrum now has 3 courses open, with 4 more planned for the area. This has encouraged development to meet the demand for quality accommodation from golfers, be it for rent or purchase. In the Tulza area, for instance, the first of two classically designed 18-hole golf courses opened earlier this summer at the Vita Park Golf Club, with the second course due to open in 2009. Laurence Kaye of Alternative Travel, a specialist Turkish golf travel operator has stated that Turkey appeals to British golfers thanks to its pleasant Mediterranean climate, with ideal playing conditions throughout the year. Ahmet Agaoglu, chairman of the Turkish Golf Federation (TGF) predicted a brighter 2009, despite the global economic crisis. "I believe 100,000 to 125,000 golf tourists will visit Turkey in 2009, which means 400,000 to 450,000 rounds."

Dominic Whiting, editor of the Buying in Turkey guide, concludes, "Turkey has really made its mark as a global tourism destination in recent years and it is keen to continue in this vein, attracting even more visitors and offering world class golf courses and facilities along with exceptional value real estate is a further step in that direction."

Turkey deserves investors consideration in 2009

World Windsurf Cup boosts tourism in Alacati

Several locations along Turkey's Aegean coast draw windsurfers (sailboarders) around the world because of their outstanding conditions and the world's best windsurfers will visit the village of Alacati this summer to compete in the windsurfing world tour.

Alacati, a unique town on the western coast of Turkey and it is nearly 72 km west of Izmir. Alacati is originally a small farming village kept much of its character over the time, allowing it to be preserved and beautified and now it's a fantastic place to escape the stresses of city life and travel for a few days. Among the keenest visitors are windsurfers, who come for the predictable, changing winds over a safe, wave-less, sand-bottom bay.

The semi-official Anatolia news agency reported that Alacati is getting prepared to host the 6th leg of the World Windsurf Cup between August 12 and 16 organized by Professional Windsurfers Association (PWA), Turkish Sailing Federation, Sport works and Alacati Municipality.

Engin Kalafatoglu from Turkish Sailing Federation has stated that Alacati was ready for such organizations and events. World's best sail boarders such as Bjorn Dunkerbeck, Kevin Pritchard, Micah Buzianis, Jimmy Diaz and Antoine Albeau are expected to be present at the event in Alacati.

The area has already been pronounced a tourism centre by the nation's Ministry of Culture and Tourism. The event is likely to attract interest not only from sports fans around the world as they flock to see some of the biggest names in wind surfing but also it is hoped this sporting event will boost interest from holidaymakers.

In related news, the Turkish Daily News recently stated that Turkey has become Diving hotspot for diving enthusiasts, with up to 30 meters visibility in the surrounding waters between April and November.

Turkish tourism's official portal is one of Google's most visited sites

Overseas property investors could benefit from Turkey's popularity as a holiday destination, with reports that Turkish tourism's official portal, www.goturkey.com, is one of Google's most visited sites.

According to Istanbul Bulletin, Turkey's site received eight out of a total of ten points for its importance and worldwide popularity. The spokesperson of the Turkish ministry of tourism has said that the website was designed to reach international markets and large audiences. The website brings together both public and private companies to showcase the best of what holidays in Turkey have to offer, communications, details about tourist offices, time zones, currency regulations etc.

The website states that Turkey combines great beaches, delicious food, culture and value for money with temperatures of up to 75F in November and the country is a year-round holiday destination.

According to Today's Zaman, Kerim Cavusoglu, president of the Turkish Association of Travel Agents (TURSAB) has said that he is pleased by the positive developments in the tourism sector and believes the industry will present a number of new opportunities over the course of the next few years. The amount of holidaymakers deciding to take a break in the country has risen by 23 per cent this year.

Turkey's tourist industry is enjoying a boom which could make buying a property in a popular holiday region a profitable venture for overseas investors.

Turkey is emerging as a hotspot for medical tourists

Turkey has been named as one of the world's top medical tourist destinations and it could be good news for those considering buying property in the country as many analysts say it has bolstered its economy.

Hurriyet has recently reported that people are increasingly watching what they spend; Turkey's the low cost and high-quality healthcare facilities as well as the warm climate are key factors in its appeal to more mature buyers. The country also has some of the world's best-equipped hospitals. The Publication also added that people are opting for healthcare in Turkey due to the vacation opportunities available following recovery. The Turkish tourism authorities are bidding to attract more foreign visitors to the country by placing a renewed emphasis on its healthcare system.

Dr Dursun Aydin, president of the Association of Improving Health Tourism has stated that people from the Netherlands, United Kingdom, Belgium and France are all flocking to Turkey for treatments.

He commented: "Europeans prefer Turkey mostly for plastic surgery, in vitro fertilization, dental treatment and laser eye surgery. These surgeries cost an average of 5,000 euros in Europe. In Turkey, the average cost for such surgeries varies between 500 to 900 euros.”

The promotion of the nation as a top tourist location may be good news for those looking for property in Turkey as medical tourists may need accommodation to rent during their stay. Turkish government initiatives to raise tourism standards

Tourist authorities in Turkey have announced plans to improve tourism facilities and to increase the amount of visitors by introducing a unified standard for accommodation in the country.

According to Turkish news provider Hurriyet, new plans are being designed by the ministry of culture and tourism to attract visitors whereby accommodation facilities licensed by municipalities will be required to meet the same standards as those overseen by the ministry. Tourism officials hope that the scheme will raise the quality of hotel and apartment facilities in response to the growing number of foreign visitors choosing Turkey as a holiday destination.

Ertugrul Gunay, Culture and tourism minister has said he wants Turkey to be in the top five by 2013. He stated that in order to achieve this goal, Mr Gunay said that the amenities and facilities in the top tourist hotspots must work at peak efficiency and be in full working order. This is encouraging news for overseas property owners who depend on tourism to generate returns, such as buy-to-let investors.

The Turkish Daily News stated that Turkish property market could be set to benefit from a boost to the country's tourist trade as tourist numbers are expected to "increase significantly" in the next two years. The website cited the latest figures from the Turkish tourism department which indicate 26 million tourists visited the country in 2008, compared with 23.5 million the previous year.

Turkey benefits from the change in holiday habits

The Turkish property market is to receive a boost by rising tourist numbers due to the changing holiday habits by British travelers as they choose Turkey as their destination.

The Turkish tourism officials have credited current exchange rates across Europe are helping to boost the sector. Travel agent Dawson and Sanderson claimed that this has come about as the weakness of the pound against the euro has made holidaying within the euro zone more expensive and Turkey offers very favorable exchange rates with the UK.

Ahmet Barut, head of the Turkish Hoteliers Federation, Speaking to TurkishPress.com, said that Turkey is now being widely seen as a good-value alternative to traditional European markets. According to the Turkish Hoteliers Federation, there has been a 17 per cent increase in the number of British visitors to the country this year and travel experts have said they expect this pattern to continue in 2009. The tourism growth makes buying a property in a popular holiday region a profitable venture for overseas investors.

The cost of property is still relatively low and bargains can still be found despite price hikes of up to 40 per cent in some areas of Turkey.

According to the Telegraph, Turkey is a highly affordable location which is also very easy to reach. Spokesman of the Association of British Travel Agents (Abta) said: "With the position of the currencies unlikely to get much better we expect people will continue to look further afield to North Africa and Turkey, which offer much better value for money and where you can still find dinner for two for £20."

Turkish tourism tipped for 10% rise in 2009

Turkey may see a large increase in the number of visitors next year and the Turkish authorities predict that 2009 tourism levels to increase by approximately 10%.

According to Tourism minister Ertugrul Gunay, Turkey's visitor numbers and revenues should rise significantly this year, Reuters reports. Mr Gunay said that the tourism sector generated $20.5 billion in 2008 and it is higher than the $18.5 billion (£12.4 billion) recorded in 2007.

Turkey was highlighted as one of the main hotspots for Britons this year, with many people choosing it as an alternative to countries within the eurozone, where holidays are now more expensive.This is likely to push overall annual visitor numbers over the 27 million mark this year. Turkey is also planning to target the high end of the tourism marketing by investing in new hotels.

Propertywire has reported that the appeal of the country among holidaymakers is having a knock-on effect on its housing market, as many people from the UK are buying holiday homes in certain areas. The website added that more than 20,000 British-owned properties are located along the Turkish coastline and places such as Altinkum, Fethiye,Bodrum and Kusadasi were also flagged up as popular areas among British buyers.

According to the Association of British Travel Agents (Abta), Turkey offers much better value against the pound for holidaymakers and demand for travel to Turkey was up 32 per cent last year and travel experts have said they expect this pattern to continue in 2009.

Brits opt for Turkey than Spain

Turkey has now toppled Spain as the most popular destination for British holidaymakers, a survey has revealed.

According to the research from the Co-Operative Travel, Turkey is closing the gap with Spain regarding holiday stakes.

Turkey has seen bookings rise by eight per cent in the last 12 months. The research revealed that Dalaman now holds the number one spot, with Majorca second, Crete third and Bodrum in fourth place. It is the first time since the birth of the package holiday that Spain has failed to top the tables.

Trevor Davies, Head of retail at Co-operative Travel said that as prices have increased in Spain, Turkey has become popular in recent years as holidaymakers believe it offers better value for money.

Investors thinking of purchasing a rental property in Turkey may be able to look forward to healthy yields as research by Travelsupermarket.com found that 1.8 million Brits are planning to travel abroad in 2009, compared to 1.5 million in 2008. With its year round good climate, beautiful beaches and increasing interest from European travelers looking to make the most of their currency, homeowners leasing out their houses can look forward to substantial returns.

Meanwhile, Liam Bailey, global markets expert at Property Wire, commented: "booming tourism means that eight per cent average rental returns can easily be exceeded on good units in the most popular areas in Turkey."

The Turkish government is keen to tap into the golfing market

Golf lovers will be pleased to hear that a report aiming to foresee the most popular places for golf tourism has named Turkey as the best destination for golf.

Golf is becoming an increasingly important driver in attracting tourists, and indeed property purchasers, to Turkey. The International Association of Golf Tour Operators has named Turkey as the best destination for golf holiday destination despite the fact it has only 17 completed courses in the country, reports Simpli Group Property.

Many golf courses are planned to be built around property resorts, allowing investors to take advantage of the country's increased demand for golf tourism. The Golf Federation of Turkey has announced ambitious plans for 100 golf courses to be built over the next 15 years; these new courses will join established ones which have already been developed by famous faces such as Nick Faldo and Colin Montgomerie.

The 18-hole course on a 170-acre site in Altinkum, Turkey has been given the go-ahead by planning officials. Altinkum has already attracted British property buyers due to low prices and the new golf course is expected to open up a higher-end market in the area. A new golf development is to be built in the resort of Bodrum, which is located along the Aegean coastline. Dominic Whiting, editor of the Buying in Turkey guide, described the plans for new golf courses as "a major boost " and added that it will have a good effect on the property market in the area.

26 million tourists visited Turkey in 2008

Turkey's ministry of culture and tourism has said that there is a dramatic increase in the number of tourist arrivals in 2008, the Hurriyet Daily News reports.

Ismet Yilmaz, the Ministry for Culture and Tourism has said that Turkey's income from tourism topped $21 billion (£14.4 billion) last year. The publication stated that the growth rate in the Mediterranean country was 13 per cent last year, compared with two per cent globally.

Mr Yilmaz explained: "Turkey's economy is continuing to benefit from growth in the tourism industry and Turkey's tourism income is almost equal to the tourism income of the whole African continent". The Turkish Statistical Institute stated that tourist spending was found to behind much of the revenue, in particular spending from foreign consumers.

Meanwhile, The Mediterranean province of Antalya welcomed its ninth million tourist last month. The minister said that the number of tourists visiting Antalya is equal to those visiting Egypt which is famous for its pyramids.

Kerim Cavusoglu, president of the Turkish Association of Travel Agents (TURSAB) said that Turkey is adventurous in many areas compared to its rivals in the tourism sector. Most important of all, the foreign tourists can find services with cheaper prices in Turkey.

Turkish coastal town of Didim may see a large increase in the number of visitors next year, according to a media outlet.

Voices, the local English language newspaper has reported that less hassle and quieter nights are promised for Didim next year. Tourist and local authority bosses meeting insisted that the tourism sector needs to eradicate negatives such as sound pollution, hassle and bars continuing to serve beyond their allotted hours. This is because as in Turkey tourism sector underpins other sectors and also provides employment opportunities and helps to protect the environment.
Didim mayor Mumin Kamaci that the sound pollution in Altinkum and added that this problem will certainly be addressed next year. Head official Ali Katirci said that tourists had complained about the "hassle boys" and this serious issue will be certainly addressed this year.

Didim mayor said that the new Marina which will be completed in 2009 will be the Turkey's largest and Europe's second-largest marina. It will contribute much to Didim's tourism potential. Didim will be the most important tourism centre of Aegean region, according to Anatolia news agency reports.

Tourism and property in Turkey gets a boost as Turkey has been awarded "Best Golf Destination of the Year – Europe 2008" by the International Association of Golf Tour Operators (IAGTO).

IAGTO is the global trade organization for the golf tourism industry, including over 320 specialist golf tour operators in 45 countries and comprising more than 1040 companies in 73 countries. The IAGTO Awards serve to reward a few exceptional contributions to the world of golf travel.

Gastro-tourists are said to be heading to the Cappadocia region in order to sample its well-known local delicacies, according to an expert.

Turkey popular with winter tourists

Turkey has seen a large increase in the number of visitors this month and it is set to set for tourism boom next year, according to tourism experts.

The Turkish Association of Travel Agents (TURSAB) claims that the nation's tourism sector is in good shape. Kerim Cavusoglu, president of TURSAB, told Todays Zaman that tourism activities in Turkey are recently boosted by the nine days of Eid al-Adha. He further added that the growth in the tourist trade in the winter season could make buying a property in Turkey a profitable venture for foreign investors.

The amount of holidaymakers deciding to take a break in the country has risen by 23 per cent this year. The number of the tourists visiting Turkey will be nine million by the end of this year which means a 1.4 million increase compared to last year.

Volkan Simsek, president of the Turkish Professional Hotel Managers Assembly has said that the domestic tourist industry is also being focused on by hotel owners, who are looking to boost the numbers who are coming through their doors. The Irish Independent has reported that Istanbul is particularly good place to visit at this time of the year. The publication described it one of the most beautiful cities in the world and a place which offers respite from the Christmas festivities at home.

Turkey expects 25million foreign visitors by the end of 2008

The enduring strength of Turkey's tourism industry has been highlighted by the country's culture and tourism minister

Speaking at the World Travel Market in London this week, Ertugrul Gunay said that Turkey will have received 25 million foreign visitors by the end of 2008, according to the latest predictions.

He told the industry event that the number of British tourists visiting Turkey has shown an annual increase of 13 per cent and is expected to reach 2.3 million by the end of year.

Mr Gunay said that the Turkish capital Istanbul had hosted over six million tourists to date, while more than eight million people visited the southern resort of Antalya. "We will pass the critical threshold to reach over 25 million foreign visitors by the end of this year," he stated.

In a development which could benefit property investors in Turkey, tourism levels in the country are set to receive an additional boost in 2010, when Istanbul becomes a European Capital of Culture.

Occupancy rates are high in Turkish rental properties

Rental investors could be set to benefit from a surge in visitor numbers, a media outlet has revealed.

According to Property Wire, more and more holidaymakers are booking trips to Turkey, as it offers better value than other European countries. He added that Turkey attracted people from countries such as Spain,UK, Switzerland and central Europe. However, he stated that he expects its appeal to spread to the east of the continent.

The booming tourism also makes it more attractive to foreign property buyers, as house prices are being pushed upwards. Therefore, investors who enter the market early could find their purchase is worth much more within a fairly short space of time.

Turkey has been named as a top spot for golf lovers and golf tourism is set to increase considerably over the next few years, experts have predicted.

KPMG Golf Advisory Practice recently revealed its Golf Travel Insight report for Europe, the Middle East and Africa which stated that Portugal, Spain and Turkey are s golf tourism's future hot spots. The study was conducted in more than 80 specialist golf tour operators in 21 countries in spring 2008. However, some surprising destinations are revealed in the survey such as Turkey which was ranked third on the list of future golf hot spots.

Andrea Sartori, head of KPMG's specialist Golf Advisory Practice for the EMA region, said that the growing competition doesn't leave much room for further growth in established golfing destinations.

Moreover, Turkey was named best golf destination in Europe by the International Association of Golf Tour Operators. Turkish government has developed its golf infrastructure and plans to create 100 new courses are underway. Property experts described the plans as "a major boost for tourism ", adding that it will have a good effect on the property market in the country.

Turkey -emerging destination for cruise travelers and yacht lovers

Tourist authorities in Turkey have announced plans to increase the amount of visitors is pushing the country forward as the latest cruise and yachting destination.

Tourism expert Dominic Whiting, editor of the Buying in Turkey guide, has described the country as "one of the premier cruise tourism destinations in Europe". Turkey is expected to attract a record number of tourists by the end of 2008. This will be a positive development for rental accommodation investors in the country, as it means their services are likely to be in strong demand.

Turkey's geographical position has mae it highly important in cruise tourism in black sea and eastern mediteranean. Artun Çağlayan, secretary general of the Turkish Maritime Tourism Association, has stated that many prominent cruise companies in the world have chosen Istanbul as a homeport. Their target in cruise tourism is mostly middle-aged tourists from upper income groups and ports can also be built in İzmir and in the popular Aegean resort towns Kuşadası and Didim, he added.

Turkish resorts set for tourism boom

According to the Liverpool Echo, Kusadasi combines great beaches, culture, water parks and for a more educational day out, the ruins of Roman Ephesus, Didyma, Priene, and Miletos are close by. Kusadasi has a typical Mediterranean climate with hot summers and mild winters, providing a long tourism season and it is situated on the west coast of Turkey- 90km south of Izmir.

Turkey is top diving tourism destination

Turkey has carved a niche in diving tourism and diving in the Aegean and Mediterranean coasts has attracted diving enthusiasts from all over the world, according to a local newspaper.

The market share of alternative tourism destinations in Turkey has expanded in recent years. The Turkish Daily News reports that fall offers perfect weather conditions in Turkey's diving areas and from April to November the visibility would be up to 30 meters. The shores of Turkey is said to offer the most beautiful underwater scenes and the diving enthusiasts are attracted by the Reefs, walls, drop-offs and caverns along the Aegean and the Mediterranean coasts.

The publication further stated that two wrecked warships and a warplane were deliberately submerged last year in the Aegean district of Mugla which is regarded as a move to boost underwater tourism. Since then, 150,000 people have dived in Bodrum's waters to view the underwater artifacts and the historical wreckage. Marine life in Turkey's shores also attracts divers and nature lovers. Cruise tourism boosts Mediterranean port of Antalya

The Turkish city of Antalya expects more tourists at least 120,000 European tourists by 2010, after their deal with a cruise operator, new reports suggest.

Mediterranean Port Management Company General Manager Efe Hatay told Anatolia news agency AA that the port will launch a new project to establish itself as a brand name in cruise tourism. According to Mr. Hatay, Port Akdeniz Antalya recently signed an agreement with Europe's leading cruise liner, AIDA, for 30 trips per season between the port and various European cities.

Hatay added that due to the deal, cruise liners 2,400 passengers capacity will travel to and from Antalya 30 times every summer season. 2,000 passengers will go aboard the ship every weekend, while another 2,000 will arrive in port and a total of 120,000 passengers a year. He also said that Poesea, which belongs to MCS, Europe's biggest cruise liner would arrive at Port Akdeniz Antalya for a trial run on Nov. 20. These projects are expected to make a significant contribution to Antalya’s economy as mainly wealthy European tourists travel on cruise liners. This should be good news for buy-to-let investors who depend on tourism to generate returns.

In related news, Antalya's container handling capacity also increased this year from the current 65,000 and will further be expanded to handle 85,000 containers. There are plans to increase the capacity to 200,000 containers in the next five years.

Turkey's appealing religious attractions makes it a very popular hotspot for faith tourists, claimed one expert.

Judith Fein of the Dallas Morning News recently highlighted the divine attributes of Istanbul's Aya Sofya church (Church of the Holy Wisdom), which allegedly houses a splinter from Noah's Ark. Turkey is found to be an appealing location among winter sun-seekers in Scotland, it has been reported.

Jackie Sindlay, manager of King World Travel's Paisley branch, told the Paisley Daily Express that Turkey is attracting a large amount of interest from Scots. Speaking to the local daily, she said that many wanted to get away to a sunnier location in order to escape from the cold weather. Ms Sindlay further said that the bad weather and last year's "terrible" summer was a major reason for people choosing to head abroad at this time of year.

Recently M&S Money highlighted the growing popularity of Turkey among people from the UK. Owners of temporary lodgings in Turkey could be set to benefit from an influx of Scottish holidaymakers. According to the Telegraph, areas such as Olu Deniz and Fethiye are particularly good destinations for tourists to visit, as they offer both good countryside and an enjoyable holiday experience without overstretching people financially. Artemis Travel has recently highlighted Turkey as an ideal destination for winter holidaymakers.

This comes after the news that Direct flights between Aberdeen and Dalaman are set to be introduced by Flyglobespan in May 2009. This should be a positive development for the Turkish tourism industry, as it suggests country’s rental market may benefit from extra rental demand from Scottish tourists in future.

Turkey set to attract more holidaymakers from Israel and Iran

Turkey is likely to attract a greater number of holidaymakers from Israel and Iran this year, according to new figures.

TurkishPress.com has cited Izmir Adnan Menderes Airport reports which revealed that in the first half of 2008, a total of 2,222 Israeli people arrived in Turkey. This is a significant increase because during the same period of 2007, a total of 64 Israeli people arrived in the region. The transport hub observed a similar trend among Iranian leisure travelers, as visitor numbers have up from 194 last year to 1,722 in 2008. These signify an increase of 3,372 per cent and 788 per cent respectively.

Commenting on this development, the airport said it is a result of the effort of government in promoting Turkey in both Israel and Iran. Turkey is currently benefiting from significant investment by the government in popular tourist destinations in order to make them as more desirable locations. This has created new opportunities for overseas buyers who hope to collect rental returns from buy-to-let housing aimed at tourists. In addition, Turkey’s appeal as tourist hotspot also pushes house prices upwards.

This comes during a period in which Turkey is attracting a growing number of visitors from Ukraine. According to the Kyiv Post, 590,000 people from Ukraine visited Turkey during 2007.

2008: A record year for Turkish tourism!

Tourism officials in Turkey have revealed that 2008 could be a record year for Turkey's investment and tourism sectors.

The Turkish Daily News has cited figures from the Turkish Hotels Federation that the number of foreign arrivals went up by 15 per cent on a year-by-year basis. Ahmet Barut, chairman of the organization has said that this is a pleasing development .He predicted that the sector will continue to grow and the overall annual visitor numbers will reach the 27 million mark this year.

Turkey ranks an impressive 8th in The World Tourism Organization's (WTO) table of the world’s highest earning tourism sectors. Overseas property investors will benefit from a surge in the number of people visiting Turkey as Owners of rental accommodation in Turkey could be set to see high occupancy rates.

The Turkish Daily News has stated that Turkey has become popular with overseas property buyers and the publication has pointed out that investors who choose to buy a holiday home on the Turkish Riviera could also be making a profitable long-term investment. Thee findings make it more attractive to foreign property buyers, as house prices are being pushed upwards. Therefore, investors who enter ahead of the main period of price appreciation could make the most out of their purchase.

This comes after the news that Guardian has recently reported Turkey as a good destination for British holidaymakers to consider.

Irish holidaymakers set to visit Turkey

Turkey's tourist industry looks set to benefit from the poor weather in the Republic of Ireland as number of holiday bookings has increased this year.

Sunway Travel has revealed that increasing number of people from Ireland is looking to take holidays in the country this summer. The amount of bookings for trips to Turkey is about five per cent higher than at the same time last year.

Tanya Airey, managing director of the company, told the Sunday Business Post that this is mainly due to the warm climate of Turkey. The recent poor weather and memories of last summer's downpours has made many people chose to book last-minute holidays in order to escape from this year's poor weather. She further said that the various financial issues such as the rising cost of living are also failing to deter Irish consumers from taking a break overseas.

The weakness of the pound against the euro has made the financially-stretched Britons can still enjoy bargains and affordable prices in Turkey, as prices are much lower than those in places such as Spain and France.

The official figures from Turkish tourism ministry showed that between January and May 2008, the country attracted 7.3 million visitors which are 15 per cent higher than the amount recorded at the same point of 2007. The increase in the number of vacationers is likely to have positive impact on demand for temporary lodgings, allowing property investors to collect higher rental yields.

Culture and tourism minister Ertugrul Gunay said that Turkey attracted more than 23 million vacationers in 2007 which makes it the ninth-most visited country in the world in 2007. Mr. Gunay added Turkey was ranked in 11th place, in terms of the tourist trade. However, he pointed out that the number of tourists visiting Turkey and tourism incomes are not enough at all and he told that the tourism industry has to build on these figures and try to kindle further growth in the sector.

Thermal tourism is another new plan launched by the government of Turkey, which has been aggressively marketing Turkey as a holiday destination for some time. Thermal tourism is a lucrative market sector internationally and it is an industry based on the therapeutic and cosmetic powers of thermal springs. The Thermal Tourism Cities Project (TTCP) launched by Turkey's culture and tourism ministry in January aims to ascertain the country as one of the world’s leading thermal tourism destinations.
Turkish Geothermal Association (TGA) has stated that Turkey has the world's seventh-largest (and Europe's largest) thermal resources and has more than 1,300 sites of thermal interest across the country. The TGA estimates suggest that the country's thermal resources could cater for over 30 million visitors annually.

The TTCP has identified four main areas such as central Anatolia; southern Marmara; Phrygia; and the southern Aegean, including Aydin, Izmir, Manisa, and Denizli. Turkish government could soon be bringing billions of extra euros into the project to promote thermal sites and to develop existing facilities at home.

Antalya - an opportunity too good to miss!

The Turkish city of Antalya is proving to be a very popular location for foreign leisure travelers as it has all the necessary "ingredients" of a major tourist hotspot, according to new figures.

The official government data showed that the Mediterranean resort is the top destination for holidaymakers in Turkey last month. Figures showed that 37.8 per cent of foreign holidaymakers last month those who visited Turkey in May 2008 chose to visit the city. This puts it well ahead of Istanbul, which attracted 25.2 per cent.

Today's Zaman suggested that approximately eight million people could take their holidays in the area and nearly 13,000 foreigners now choosing to live in the vicinity permanently. The publication stated that the temperatures are cool enough for people to feel relaxed to explore the region, while some tourists enjoy the chance to experience some winter sunshine. Moreover, Antalya has exceptional nightlife, shopping facilities, historical and cultural attractions, as well as its various leisure facilities, including golf courses attract foreign tourists. This means that temporary lodgings in Antalya will be highly sought after during the peak holiday season.

Turkish Land Registry Directorate (TKM) found that more than 17,000 overseas investors owned properties in the area. Business Week said Antalya is becoming popular with investors and expatriates from all over the world and overseas property investors are increasingly choosing to snap up properties in Antalya.

Alaaddin Yuksel, governor of Antalya, predicted that the region will attract ten million visitors this year - up from eight million in 2007. Mr. Yuksel added that he wants to renovate the province into a year-round holiday destination.

Hilton International claims Turkish tourism is remarkable

Hilton International, a leading hotel chain has plans to set up new outlets in Turkish provinces as they claim that Turkey has become one of the leading holiday destinations in the world.

Wolfgang Neumann, area president for Europe and Africa has commented that he is very much confident about the lucrative nature of Turkish tourism industry. He indicated that the hotel management plans to set up new outlets in the provinces of Kutayah, Bursa, Manisa and Diyarbakir over the next few years. Furthermore, they also suggest that owners of rental accommodation in these tourist hotspots are seeing lots of demand for their services.

Property expert Dominic Whiting has said that the government is investing funds into the main holiday hotspots in order to make them more attractive locations and enhancing their appeal to prospective holidaymakers. This makes it more favorable to foreign property purchasers, as house prices are spiraling upwards.

Mr. Whiting further predicted price rises of at least 15 per cent per annum over the next few years in Turkey and in some parts of the country; the price hike would be significantly higher.

A Place in the Sun magazine recently revealed that Turkey is currently the most popular emerging market among British property buyers and also rated ahead of Italy and Portugal.

High-speed rail network set to boost tourism

Tourism and foreign investment in Turkey could be set to increase as a result of improved accessibility.

Anatolian News Agency has reported that Turkish State Railways (TCDD) wants to open up a new high-speed rail service to the public before the end of the year. TCDD director general Suleyman Karaman has commented that the infrastructure is already complete, while links to other destinations including Sivas are near completion. He further said that modern station buildings and related developments such as shopping centres and tourist accommodation will also be built near the new stations.

This has prompted property experts and media outlets to predict that number of vacationers and overseas property investors to Turkey would be increased. Rumi Dogay of the Pamucak Union of Tourism Investors has said that many traditional European destinations are on the brink of an economic recession, many tourists are traveling slightly further afield to places which offer better value for money. Turkey attracts more Ukrainian tourists

Recently Culture and tourism minister Ertugrul Gunay said that Turkey attracted more than 23 million foreign holidaymakers in 2007, reports TurkishPress.com. He added that this makes it the ninth-most visited country in the world in 2007 and is ranked in 11th place in terms of the amount of revenue generated by tourism.

The Turkish Daily News has reported that the number of people visiting Turkey from Russia and the Ukraine could surpass two million by the end of the year. Turkey is likely to attract a greater number of Ukraine holidaymakers this year following the launch of new flights.

The Kyiv Post has recently reported that Turkey attracted 590,000 people from the Ukraine in 2007 which is 22% more than in 2006. Tourists from Ukraine are becoming the "most prominent force" in the Turkish tourist trade. The increase in the number of tourists from Ukraine is reflected in the increase in the number of flights being offered to Turkey.

Ali Altunbas of Adore Toure has said that initially they organised about 20 flights to Antalya per week. Currently, the number of flights is increased to 50 per week. A representative from Karya Tour has revealed that its client volume is growing by 40% a year, with many passengers going to Turkey.

Consequently, this could result in Turkey's real estate sector having a busy year as Turkey is considered to be a potentially good market for overseas property investors to consider, since they could possibly collect strong rental returns.

This comes after the Turkish Daily News reported that the Turkish government is to invest £71 million for efforts to promote the country as a holiday destination all year round.

There is a significant increase in the number of Dutch visitors in Turkey and experts have predicted a further increase will be recorded this year. This would increase the demand for temporary lodgings in popular tourist hotspots during the peak holiday season. The number of Dutch visitors has gone up consistently since 2003.

Yildiray Karaer, director of low-cost airline Corendon Air has commented that Turkey has emerged as Holland's most popular holiday destination, Dutch holidaymakers are flocking Turkey throughout the year. The airline has revealed that Turkey at present has a 25% share of the Dutch tourism market.

Thomas Cook recently revealed that British leisure travelers are increasingly opting to head outside of the Eurozone. The present exchange rate of the pound against the euro was cited as one of the main reasons for tourists to head for countries that are not in the currency, such as Turkey.

Turkish Caves (Museum Hotel) attract tourists

Cappadocia region is one of the most important tourism centers of Turkey visited every year by thousands of tourists coming from every part of the world. Cappadocia is situated in central Anatolia, nearly 200 kilometers southeast of Ankara. Cappadocia has exceptional rock formations and magnificent caves and it is the common name of the field covered by the provinces of Nigde, Aksaray, Nevsehir, Kayseri and Kirsehir in the Middle Anatolian region.


The first human settlements in the prehistoric periods built the underground cities in the volcanic rocks to defend themselves from the wild animals and they lived for long periods in these underground cities.

Ömer Tosun, antique and ancient rug expert, had the caves and prehistoric residential areas in Cappadocia’s Uçhisar district renovated and turned them into museum-hotels. The Museum-Hotel has a 30 room capacity. Each of the rooms is named according to the antiques inside rather than traditional room numbers. Tosun has stated that he knew the region and the texture of the historical structures well as he is the native of the region and so he was able to copy the originals without destroying its nature.

Tosun's museum-hotel is the first of its kind in Turkey and this unique concept which mixes his fervor for antiques and his entrepreneurial attitude. Eco-tourism to enhance Turkish properties

Turkey is already taking steps to preserve its environmental beauty for the future as investors who cut down trees for their developments will end up planting more trees.

Minister of Culture and Tourism Ertugrul Gunay has said at the Third Belek Tourism Panel Discussion that the measures that will be taken to curb the negative environmental impacts of construction sector. Tourism is an enormously important sector to Turkey and it represents nearly 9 per cent of Turkey’s GDP. The growth of tourism is best done by preservation of environment for the future and minister further said that we are not supposed to spoil the nature as we didn’t inherit it from our ancestors and we cannot leave the possible remedial measures to be taken for the protection of environment to our children.

The government’s series of infrastructure improvement with a commitment to protect the environment to open up the Eco-tourism has a domino effect. This results in more demand for rental housing and it also means more tourists will discover the delights of Turkey and today’s tourist is tomorrow’s holiday home buyer meaning that likely growth in tourism will also have an positive impact in terms of demand on the Turkish property market.
